Subdivision/Land Development: Mountainview Estates - John Miknis from Penn Terra – John reviewed March 22 response letter from Penn Terra to PT Supr March 3 comment letter. Responses are as follows: ME will have stormwater plans with final plan – PC stated PT ordinance has that they should be with preliminary plan, will plan be for first 27 houses or entire plan? - Brooks will clarify with HRG; traffic study – letter from HRG March 30 – Herbert, Rowland & Grubic, Inc stated all comments from Jan 17, 2005 HGR letter have been addressed, PC still had questions and will send letter (will work on during 4-26-05 mtg) to Supr stating concerns; Homeowner’s Assoc – John M showed a standard document, twp solicitor will review homeowner’s assoc document during final plan; John M showed twp zoning officer letter and zoning officer signature block on preliminary plan; open space – PT has no ordinance on requiring developer to provide open space and developer feels what is currently on plan is sufficient; municipal boundary was revised on site-map; site distances at intersections and adjoining property lines will be added on preliminary plan; 50ft right-of-way for Oakmont Ct and block length of Maple Ct– what is on the plan is sufficient; left turning lane will be on final plan and islands will be removed; stop signs will be on roads when road is turned over to twp; safe pedestrian crosswalks will be painted; house foot prints cannot be provided, not even on final plan; grading plan will be addressed on final plan, preliminary plan shows easement on back lots; downspouts (storm water calculations)- will do supplemental set from downspouts to sumps vs pond retention.
